Lotus Village Homes is a joint venture between Park Square , and 7MProjects Homes, one of Central Florida’s leading homebuilders. Buyers contract directly with Park Square Homes for home construction.  

The 1,500-home master plan allocates 300 homes to each of five groups as mentioned above.

Resident-Driven Design

HOA Management

7M Projects will manage and take care of the HOA for the first five years. After five years, an election will be held, and the residents will decide who will be responsible for managing the HOA going forward.

Independent Living Policy
Not assisted living. Residents manage their own care, utilities, and services. Community provides framework for Indian-centered living across all five groups. Thrive independently, live vibrantly, and celebrate culture daily.
Age Targeted 55+ — Not Age Restricted
Age-targeted means no limits on how long grandchildren or family under 55 can visit.
HOA may vote to deed-restrict later. No age limit to purchase. Anyone can buy, but programming is for 55+ Indian seniors.
Gated Community
Builder committed to gated layout per site plan.
Ownership & Rentals
Anyone can purchase per Fair Housing law. Initial bylaws allow ∼50% rentals, 8+ month lease minimum. No short-term/Airbnb. HOA controls policy after 5 years.
